When is an estate of sufferance created

An estate at sufferance is created when:

  1. No heirs can be found for a property whose owner recently passed away.
  2. A property is abandoned.
  3. A joint tenancy is terminated.
  4. A lessee retains possession of a property after expiration of the lease, and no decision has been made on renewal terms.

The answer is D.

This is by definition – and definitely something you need to know for the real estate exam.
